Record Collector 2022: Top 100 Collectables … and its mysteries

Many years of waiting between the TOP 60 of 2006 and this new edition of December 2022 for … not much except disappointment.
I will try to explain myself as best I can because I am not the greatest connoisseur but enough to denounce what I see there.
For me, the value of a collector's record is estimated according to its rarity and the amount the buyer is willing to pay. (Auctions give good estimates)

1 - Why are Top 100 records not listed in order of estimated price ?

2 – Why such a price difference on some records compared to the 2006 edition ?

Angel of Harlem – Italy 12" promo (£ 250 in 2006 - £ 140 in 2022)
A celebration – French 7" (£ 300 in 2006 - £ 100 in 2022)
Another day – Ireland 7" with postcard (£ 550 in 2006 - £ 200 in 2022)
U2 Three – Ireland 12" first release à £ 1000 !!! (I want two !)
And many others ….

Most of the estimates given are far from the real market.

What are they based on for these estimates ?

Real collectors know the values of these records but certainly not who wrote this article

Who came up with these estimates ??? This is not serious
